SIGNING RULES

How it is signed in the United Kingdom

The rules for an official government form depend on where it is signed. Laws change, so check the sources before anyone signs.

TR1

Official form

Form TR1 transfers the whole of a registered title in England and Wales from the transferor to the transferee. The transferor signs it as a deed in front of a witness who also signs, the transferee signs too where the form contains their declarations or covenants, and the transfer is then registered with HM Land Registry.

Steps

  1. Download form TR1 from the HM Land Registry page on GOV.UK.
  2. Choose who fills each panel: the transferor, the transferee or their conveyancer.
  3. Send it to them to fill in, then print it for each signer to sign in ink in front of a witness.

THE RIGHT TEMPLATE

Where it fits

For registered land in England and Wales, transferring a whole title. Not for part of a title (form TP1), or for Scotland and Northern Ireland, which have their own land registers. Sign does not rewrite the form.

A CAREFUL CHECK

Before you rely on it

Original Centilio wording, not legal advice. It is executed as a deed (practice guide 8). Practice guide 82 accepts electronic signatures on a transfer only through a conveyancer-run platform with every party represented by a conveyancer, never a simple e-signature. The new owner gets legal title only when HM Land Registry registers the transfer, and Stamp Duty Land Tax in England or Land Transaction Tax in Wales may be due. HM Land Registry suggests considering a conveyancer: use one for a sale, a mortgaged property, a transfer of equity or a gift.
